How much is that house? No hassle, no sales pitch!

Have you ever been “just looking” around the Charlotte area maybe thinking about buying a home? or just curious what the house down the street is going for? You know how you pull up to grab a brochure and wouldn’t you know it the brochure doesn’t have the price???

To get the price you’ll have to call the agent (ahhh…I get it) and you’re likely to get a sales pitch…it might go something like this -

Agent: Barry it’s Howie, Howie Closem – I’m so glad you called, of course I can help you – may I ask a question first? What exactly are you looking for in a home? Are you looking to buy soooooon or just looking?
You: Uh…Howie I simply wanted the price…
Agent: Barry, I understand but I need to know…..blah blah blah ba blah blah blah…..
OK that may have been a little exaggerated but you get the gist sometimes you just want some information on your terms.

Experience Southpark: A sizzling mix of business and pleasure

Would you enjoy the luxury of working and playing within minutes of each other? Would you enjoy a relatively short commute to your office rather than having to fight the Uptown traffic? These dreams can be your reality if you live in SouthPark, a mixed-use upscale community in South Charlotte. The SouthPark community is near the intersection of Sharon Road and Fairview Road about five miles from Uptown Charlotte. I love South Park because it is where I live and it is just 10 minutes from everything. Homes may be a little older but the neighborhoods are established with big trees and stable neighborhoods.
SouthPark is a diverse mix of high-rise condos, town homes, and single-family homes. The housing choices are varied limited only by your budget. Homes range in price from the low $100s to over $6 million. The average home price in SouthPark in September 2008 was $481,749.80. The average home price in SouthPark in October 2008 was $435,910.80. Thus, home prices appear to be slightly coming down in SouthPark despite the upscale nature of the community. This may be indicative of the current state of the economy.

The SouthPark community is home to the largest shopping mall in Charlotte, the SouthPark Mall . The mall sits at the intersection of Sharon Road and Fairview Road. SouthPark Mall is home to such upscale department stores as Nordstrom’s and Neiman Marcus. SouthPark Mall also includes several upscale dining options including Maggiano’s Little Italy Restaurant and The Cheesecake Factory. During the summer months, many SouthPark residents and Charlotte area residents enjoy the free concerts provided by the Charlotte Symphony Orchestra on the grounds of the mall. These free Summer Pops concerts are a great way to meet your neighbors.

The SouthPark business district is the second-largest business district in North Carolina with an estimated 40,000 workers and approximately 5 million square feet of office space according to the Charlotte Chamber of Commerce. Major Charlotte companies like National Gypsum and Piedmont Natural Gas are headquartered in SouthPark. In addition, regional offices of national companies like Maersk and CSX are also in the SouthPark area. Working and living in the SouthPark community can be your reality.

What does Ward Cleaver have to do with Charlotte Real Estate?

Even native Charlotteans have a hard time with Charlotte’s “wards”. OK so what exactly is a ward (no not that Ward!) Thanks to the Charlotte Observer’s Amy Baldwin today I too learned something about our wards! Here in Charlotte a ward is basically an election district within our center city. For some it’s Uptown Charlotte for others Downtown Charlotte ~ either way our wards are hopping! There are four wards and as you can tell from the map Charlotte’s real estate areas are actually pretty well organized.
Now that you know we have ‘em, here are some of the exciting things going on in Charlotte’s four wards?
First Ward: Home to our beloved Levine Museum of the New South, Time Warner Cable Arena home to the Charlotte Bobcats, and the main branch of our excellent library.
Second Ward: Charlotte Government Center, Courthouse and Charlotte’s gleamingnew NASCAR Hall of Fame.
Third Ward: Home of the soon to be Super Bowl champion Carolina Panthers and Bank of America stadium, and a very good hometown newspaper the Charlotte Observer.
Fourth Ward: Our award winning Discovery Place museum and iMax theater, some great pubs and historic Victorian homes
So if anyone asks we absolutely have wards and I think we may even still have a beaver or two!
